Grading and Projected Dates
August 9th, 2019 – Grading is well underway at the future Arabella! Although it’s hard to tell at first glance, soon to be streets, lots, and common areas are staked out and starting to take shape. Earth movers have been a daily occurrence for the past two weeks. As mundane as it may sound, grading and drainage, is incredibly important here in Arizona. If you’ve lived here for any period of time, you know it doesn’t rain often, but when it does, it all comes at once.
The builder is now projecting the first homes will be available for sale in the Winter of 2020, approximately 14-16 months from now. While at least some of the floorplans will be decided upon well before this (they do have to build a few models after all), it’s unlikely we will get official pricing until Fall of 2020. It’s impossible to predict the real estate market completely over a year from now, so that’s the primary reason prices will not be announced until closer to the opening. As a side note, the initial pricing will change as the market changes through development. That mean those who buy some of the first homes are likely to be paying less than those who buy some of the last home, as values continue to rise.
A rough idea of pricing should be available well before fall, but that date is still fluid. Once some of the floorplans are available, we can put a pretty good idea on the approximate price point of that property. Don’t hesitate to let me know if you have any questions in the mean time.
